What makes a property worth investigating?

Price is one factor. A vacant unit, rental income potential or advertised financing terms can also make a property interesting. We investigate the specific opportunity and the evidence against it. A price cut alone does not make a bargain.

How do you estimate cap rates?

We use reported rents where available and rental comparisons to test lease-up assumptions. After vacancy and operating expenses, estimated annual net operating income divided by asking price gives the cap rate. We separate existing income, seller projections and our scenarios. Cap rate excludes financing; it is not cash flow after mortgage payments.

What area and property types do you cover?

Existing 2–4-unit properties across San Diego County, including house-and-duplex configurations. Proposed additional units are kept separate from existing units and income.

When do you send a property alert?

When the research supports a specific reason to investigate. Each alert includes the finding, supporting numbers and material concerns. There is no fixed property quota. You can see our research activity in your dashboard.
